HANDYMAN & HOME IMPROVEMENT / 2 min read

Do you need a general contractor for every home upgrade in Florida?

Many finish-focused improvements can be handled directly. Here is how to separate cosmetic work from a larger construction project.

Start with what will actually change

A new look does not always require a general contractor. Florida DBPR lists painting, cabinet installation and wood or tile flooring among services that do not require a state construction contractor license, regardless of compensation. The actual tasks matter: changing finishes is different from changing structure or building systems.

Think in finishes, not demolition

Consider fresh interior paint, new cabinet hardware, updated flooring or a coordinated cabinet installation. Decorative panels, wall molding and shelving can also be discussed as a defined cosmetic scope. Keep the existing layout and utility connections in mind, and confirm installation details before assuming a particular project is exempt. These ideas can improve the appearance and usefulness of a room without planning a full reconstruction.

Recognize when a specialist belongs in the plan

Moving a wall, relocating plumbing or changing electrical wiring changes the decision. Work requiring a license belongs with an appropriately licensed professional; depending on the project, that may be a trade contractor or a general, building or residential contractor. A handyman label does not authorize regulated work. Permit and other applicable local requirements must also be checked separately.
